Selection for commercial and residential properties

Applying Feng Shui principles when house hunting or searching for a suitable plot of land for a new development is a strategic consideration both for residential and commercial properties. Since the decision to move will affect you as long as you reside or work in that space the best time to consult me for advice is BEFORE you buy/build/move. Either way your guiding principle for choosing a location should be to ensure a balanced and supportive environment that is complementary to your own character.

For residential properties, the selection process may involve assessing the natural landscape, orientation, and proximity to water sources, seeking to create a living space that promotes health, prosperity, and overall well-being. Commercial properties extend to factors such as accessibility, neighboring structures, and the overall energy of the location to enhance business success.

If you are a real estate agent, investor, architect, or developer, the right Feng Shui advice can improve your success in planning, renting, and selling a property or planned community. After all, understanding whether a building complies with the principles of Feng Shui and attracts the right buyer goes beyond simply "staging" a property. It should not be confused with services that offer a "quick sale".

Garden and Landscape Design

The garden plays a prominent role towards the nature of energy that a residence receives. Based on the foundational practice of Feng Shui called “form school” the practitioner will take into consideration the natural orientation and flow of energy from elevated grounds (mountains, hills, trees, other buildings) on one side and bodies of water on the other. By respecting the existing topography and surroundings, form school helps integrate the garden into its broader context, fostering a sense of unity and balance.

Whether you are designing your garden from scratch or looking to enhance your current space for a more welcoming feel, the key is always to create an environment that supports you. The layout and planning of the garden can also be sculpted to draw in the energy required to aid particular aspects of life. It is not a question of your taste - modern or classical gardens can be "feng shuied" alike.

Generally speaking the back of the house is supposed to give stability and shall therefore be calm and quiet. A place to relax. The front of the house is supposed to draw in fresh energy, to vitalize and activate. This is a general rule and shall not be applied blindly. It needs careful consideration to determine front and back of a building. So if you are not sure, please contact an expert first.

Avoid working with straight lines. Walkways and paths should meander naturally and maintain connections to the main entrances of your house. Natural elements are generally favoured for any solid construction as well as soft contours in landscaping. When planting trees and bushes keep their future growth in mind. If your garden already has a genius loci, a location with distinctive atmosphere that the eye is drawn to naturally, make sure to keep it intact and nurture it. Last but not least: keep your waste secluded and out of eyesight.

Remote Consultations

While I love to travel for Feng Shui consultations (including internationally) and meet new people, remote consultations are available via Zoom, email and telephone when travel is not possible. It is an effective way to follow up after a finished consultation, when you consider making changes to a property I have surveyed before or as an initial consultation when you plan a land purchase.

But it has limits! The magic of Imperial Feng Shui can only be applied with certainty when I have seen the place with my own eyes. From my experience remote advisory can work very well for apartments with no exterior landscapes. typically involve a thorough analysis of floor plans, photographs, and virtual tours, allowing to provide personalized recommendations for furniture arrangement, color schemes, and elemental adjustments. Despite the physical distance, the insights gained can have a profound impact on promoting enhanced well-being and prosperity.
